    James Haecker is an Associate in the Firm’s Real Estate and Real Estate Finance Practice Group. His practice includes the representation of lenders, borrowers, developers, purchasers, sellers, landlords and tenants in various real estate transactions, including the construction, acquisition, disposition, financing, development, management and leasing of industrial projects, office buildings, retail shopping centers, multi-family projects, condominium towers, ranch properties, unimproved land and mixed-use projects.

    Representative Experience

    Real Estate and Commercial Lending
    James has significant experience in real estate lending matters, and he regularly represents various lenders in connection with construction and acquisition loans for industrial projects, office buildings, retail shopping centers, multi-family projects, and mixed-use projects in Texas, California, Florida, Georgia, and other states. Recent matters include:

    • Representation of various lenders and administrative agents in connection with construction loans for industrial facilities, multifamily complexes, mixed-use developments, and office towers nationwide.
    • Representation of various lenders in commercial loan transactions with term, revolving, and delayed draw facilities
    • Representation of lender in cross-collateralized real estate term loans secured by multi-state portfolios of retail properties

    Landlord and Tenant Representation
    James regularly represents both landlords and tenants with respect to industrial, office and retail projects. His recent experience includes:

    • Representation of privately owned, real estate investment company in leasing of industrial projects throughout Texas
    • Representation of landlord in leasing of Class “A” office towers, as well as operational and property management issues
    • Representation of private, real estate investment firm in leasing of retail shopping centers

    Real Estate Acquisition and Development
    As part of James’ representation of sellers and purchasers in the acquisition and disposition of real estate, James has experience in the preparation and negotiation of purchase and sale documents, easement agreements, restrictive covenant agreements, and escrow agreements. His recent experience includes:

    • Representation of buyer in connection with acquisition of a fully-leased retail shopping center in Houston
    • Representation of seller in connection with a disposition of undeveloped land
    • Representation of buyer in connection with the due diligence for portfolio acquisition of retail and multi-family properties in Austin
    • Representation of publicly traded real estate investment trust in acquisition of 200,000 square foot mixed-use shopping center in Houston
    • Representation of private, real estate investment firm in portfolio acquisition of four fully-leased industrial buildings.
