
Jennifer S. Beer concentrates her practice on commercial real estate and financing transactions. Ms. Beer represents real estate developers and owners in connection with the formation of business organizations and ventures involved with real estate development and ownership, loan originations, modifications and related leasing matters for retail and multi-family projects located in various jurisdictions. She represents clients in complex commercial real estate transactions, restructures, enforcement actions (foreclosures of mortgage and mezzanine loans and negotiations of deeds in lieu of foreclosure), and work outs for a variety of property types, with a particular emphasis on hospitality, retail and mixed-use projects. Ms. Beer serves as counsel to institutional investors and loan servicers in the origination, syndication, servicing, restructuring and enforcement of securitized, floating rate, construction, mezzanine, portfolio and development loans secured by real and personal property collateral located throughout the United States and Canada. She also works with institutional investor clients in the evaluation and acquisition of pools of mortgage loans and REO properties located across the country. Ms. Beer is a member of Locke Lord's Real Estate and Finance Group, Diversity Committee, Associate Orientation and Development Committee and Training Compliance Committee.

Real Estate Developer/Owner Representation
- Represent multi-family developers in the origination of mortgage loans secured by apartment projects in Colorado and Texas.
- Represent shopping center owner in the origination of a $30,000,000 mortgage loan secured by a regional retail center located in Fairfax County, Virginia.
- Represent shopping center owner in connection with the origination of a $17,500,000 mortgage loan secured by a retail center located in Los Angeles, California and related tenant issues.
Workouts/Restructuring/Enforcement/REO Matters
- Represent various lenders and agents in a variety of modifications, restructurings, intercreditor negotiations and workouts with the goal of enforcing remedies and maximizing returns for balance sheet, syndicated, and securitized transactions.
- Represent lenders and agents in all aspects and stages of enforcement actions and negotiations including enforcing guarantees and indemnities and realization upon real and personal property collateral.
- Represent REO lenders in various aspects of asset ownership, marketing, management, and disposition.
- Represent secured lender in a foreclosure of a multi-family property in Texas and related bankruptcy-related matters involving the debtor.
- Represent mezzanine lenders in a mezzanine loan foreclosure related to a condominium development in Manhattan and various REO issues.
- Represent secured lender in deed-in-lieu of foreclosure transaction of a Marriott-branded hotel.
Real Estate Lending
- Represent REO lenders in various aspects of asset marketing, management, disposition, ownership, and control issues.
- Originated a $405,000,000 refinancing and construction loan for an existing, and to-be-expanded, full service hotel and conference center Orlando, Florida, involving a syndicate of nine international and domestic lenders.
- Originated a $65,000,000 construction loan for the conversion and development of an historic manufacturing complex in downtown Chicago to a regional retail center with three big box and a variety of other retail tenants.
- Refinanced two existing mortgage loans and negotiated the assumption of 10 existing securitized and non-securitized mortgage loans totaling approximately $210,000,000, secured by 12 Marriott, Hilton and Hyatt-brand hotels located throughout the United States in connection with the merger of two unrelated investment groups.

- Represent special and master servicers in connection with assumptions, modifications, restructurings, workouts and enforcement actions of securitized and non-securitized mortgage loans and related REMIC issues.
