Barbara Anne Spignardo is an associate practicing in financial services and commercial real estate law. Ms. Spignardo has been involved in commercial real estate transaction work, including financings, acquisitions and work-outs, with a particular focus on the hospitality industry, retail, multi-family and mixed-use projects, and she has been involved in portfolio and pooled property dispositions. Ms. Spignardo's work involves construction, interim (bridge), mezzanine and permanent (conduit) project financings throughout the United States and Canada, and the representation of institutional investors, loan servicers, real estate developers and owners in the origination, servicing, modifications, enforcement and restructuring of such financings.

Workouts/Restructuring/Enforcement/REO Matters
- Representation of lenders in foreclosure and enforcement proceedings, with respect to mezzanine and mortgage loans and equity pledges in various jurisdictions, including enforcing guarantees and realization upon real and personal property collateral.
- Representation of lenders and agents in a variety of modifications, restructurings, intercreditor negotiations and workouts.
Real Estate Lending
- Forbearance in connection with a $10,000,000 letter of credit facility and $4,000,000 equity facility cross-defaulted and cross-collateralized and including land parcels and assignments of proceeds from various purchase and sale agreements as additional security.
- Origination of a $35 million refinancing loan for an existing full service hotel and golf course in Fort Worth, Texas.
- Origination of a: (i) $13,997,000 interim loan for the refinancing of a brand-name hotel including a New Market Tax Credit component; (ii) $13,920,000 construction loan for the construction of a brand-name hotel; and (iii) $18,200,000 construction loan for the construction of a brand-name hotel, each transaction involving the same principals and lender, closed in rapid succession.
- Representation of property owner and lender in sale and seller-financing of a resort hotel in Tampa.

- Representation of special and master servicers in connection with assumptions, modifications, restructurings, workouts and enforcement actions of securitized and non-securitized mortgage loans.
